Foundation construction is the most important stage of building a house, determining the stability and longevity of the entire building. This article covers the key steps, foundation types and essential tips followed by professional builders working in the Vilnius region.

01 · StepsKey steps in foundation construction
Foundation construction can be divided into three main stages – soil investigation, design and construction work, comprising seven key steps. Please note: foundations are not a standalone job, but the first house construction in Vilnius stage, which determines the entire subsequent process.
Geological investigations
This is the mandatory first step before any work begins. Investigations reveal the soil type, its bearing capacity and the groundwater level. Cutting costs here can lead to cracked foundations or house settlement. The investigation costs 350–800 € in the Vilnius region, but this is a small amount compared with repairing potential damage.
Design
Based on the geological investigation report and the weight of the house, a structural engineer precisely calculates the foundation depth, width and reinforcement requirements. The design is a legally required document. No responsible contractor will agree to work without it. This stage also determines whether the foundations will be followed by masonry work, a frame or another structure.
Setting out axes
The lines of the future house walls and foundations are precisely marked on the plot. This work is carried out by a surveyor using high-precision instruments. Even a one-centimetre error can lead to mistakes at later stages – in wall masonry, floor structures or roofing.
Ground preparation
Trenches are excavated or pile holes are drilled, and the fertile topsoil layer is removed. After excavation, a 15–30 cm compacted sand or gravel bed is laid – it distributes the load evenly and allows capillary water to drain downwards.
Formwork installation and reinforcement
Formwork is installed (timber or permanent EPS), and the reinforcement cage is tied. The reinforcement diameter and spacing are specified in the design – usually Ø12–16 mm every 15–20 cm. It is important to ensure ≥ 40 mm of cover over the reinforcement to protect it from corrosion.
Concreting
A certified ready-mix concrete is poured – C25/30 S3 XC4 or C30/37 grade. The mix must be compacted using an immersion vibrator – without it, air pockets remain in the concrete, reducing strength by up to 30 %. Curing requires at least 7–14 days.
Waterproofing and insulation
The foundations are protected with a bituminous waterproofing system (2 layers) and insulated externally with XPS 150 mm. Under the building, EPS 250 mm insulation eliminates thermal bridges. Proper insulation directly determines the final facade finish and the energy efficiency of the house.

The choice of foundation type depends on soil conditions, groundwater level, building weight and design decisions. There is no single best type – the structural engineer makes the decision based on the geotechnical investigation. Bored pile foundations
The most popular choice in modern detached house construction. Reinforced concrete piles (Ø200–600 mm) are bored into the ground to reach the load-bearing soil layer and connected at the top by a ground beam. CFA technology can be used – simultaneous drilling and concreting in difficult soils.

Raft foundations
A modern solution for energy-efficient houses. The foundations are poured onto a continuous EPS 250 mm insulation bed – the load is distributed over the largest soil area. With this type, underfloor heating and utilities are installed at the foundation stage, followed later by interior finishing on a parallel base.

Strip foundations
A traditional type used for houses with basements or where the soil is firm and uniform. A concrete strip is laid under all load-bearing walls below the frost depth – 1,2–1,4 m in Lithuania. The foundations are usually followed by block or brick masonry work in Vilnius.

- Suitable for stable plots with sandy or gravelly soil
03 · MistakesCritical mistakes to avoid
Most foundation problems arise from a few recurring mistakes. Below are the mistakes we see in construction practice in the Vilnius region:
Cutting costs here can lead to cracked foundations or house settlement within the first 5–10 years. In most cases, the investigation costs less than resolving a single problem.
Foundations (except raft foundations with EPS) must be constructed below the soil frost zone. In Lithuania, this is 1,2–1,5 metres. Shallower foundations rise and fall every winter, causing cracks in the walls.
Without an immersion vibrator, air pockets remain in the concrete, reducing structural strength by up to 25–30 %. This is not visible from the outside but greatly reduces durability.
Water, sewer and electrical service entries must be planned and installed before pouring the concrete. Otherwise, the completed foundations will have to be cut later – costing several times more.
Saving 500–1000 € on waterproofing often turns into 5 000–20 000 € in costs within a few years – a damp basement, mould and reinforcement corrosion.
When the foundation contractor and the builder carrying out the subsequent house construction are different, disputes arise over the accuracy of levels, axes and structural details. When one contractor handles the foundations and the entire house construction, responsibility is clear from the first day to the last.

There is no shortage of contractors on the market, but the difference in quality is enormous. The ideal solution is when the same contractor can build the foundations and continue with masonry work, roofing, facade finishing and interior finishing – then responsibility is clear from day one to turnkey completion.
Before signing a contract, check:
- Experience with similar projects. Ask for photos or reference addresses from the past 2–3 years.
- Assessment of the geotechnical investigation. A competent contractor always asks for the investigation report before giving a final price.
- A written contract with material specifications. Concrete grade, reinforcement diameter, EPS density – specific values, not "according to the standard".
- A detailed estimate with quantities. Each task must have a clear quantity (m², linear m, m³) and unit price. If the estimate does not clearly state what is included, the cheapest offer will later become the most expensive.
- The option to continue construction. It is best when the same contractor can also carry out the subsequent stages – turnkey house construction.
- Warranty. A 2–5 year warranty on work is a normal standard.
