It is important to establish what the contractor was able to inspect, where they are relying on assumptions and which decisions can only be made after removing the roof covering. How can you compare quotations against the inspection findings?

A lower total does not necessarily mean a lower price for the same scope of work. One contractor may include structural repairs, while another may leave them unassessed. Compare not only the amounts, but also the assumptions about the condition on which they are based.

How can you control additional work once the roof is exposed?

Discovering hidden damage is not in itself proof of an inadequate inspection. What matters is whether the inspection limitations were clearly identified before work began and a procedure for changes was agreed.
